I. CUSTOMER ENVIRONMENT / PROJECT CONTEXT

Customer profile:

Rixos Hotels established their first hotel in 2000 in Antalya, Turkey. Today they are a chain of 15 hotels, spread across Turkey, Europe and the Middle East. Rixos Hotels ownes and manages all its properties.

The Rixos Ankara is an 18 floor high-rise building with 215 deluxe rooms and suites, 4 ballrooms, 5 halls and convention centres, 5 meeting rooms, 2 restaurants and a royal spa and wellness centre.

Customer objective and constraints:

The key objectives of the investor were as follow :
- reduce the number of suppliers to avoid issues on responsability,
- a central and seamless management of all energies,
- ensure a safe and comfortable environment to their guests,
- energy availability and efficiency were to be in line with the Rixos, Grand Ankara service level.

Rixos, Grand Ankara selected Schneider Electric to help them reach those objectives.

II. SOLUTION IMPLEMENTATION

Implementation methodology (main phases):

Phase 1:
Implemention of Building Management System (Lon-Based) for HVAC, Lighting and Fire Detection into facility;
Power solutions (Medium and Low-Voltage, Power Quality)

Phase 2:
Implementation of guest-room energy management measures for HVAC and lighting control through KNX (Merten).
Scene settings (curtain control, Entry-Sleep-Exit scenarios) were established through access cards for guest comfort.

Phase 3:
Integration of Fire Monitoring devices with HVAC devices.
Elevator monitoring,coldroom energy management,
Energy Efficient speed drives
Air-quality sensors in parking vicinities.

Phase 4:
Implementation of CCTV systems (Pelco Integra) with features to integrate into central BMS workstation.

Phase 5:
Implementation of critical power monitoring strategies for emergency power supply through Schneider Electric Automation solutions using Twido PLC's.

Phase 6 and Phase 7 involves energy monitoring and energy actions which can, contain operating costs of facility management to an efficient level through continued efforts between Schneider Electric and Rixos

Duration:

Rixos Hotels commenced the work on Rixos, Grand Ankara in 2007.
The opening ceremony of the hotel took place in May 2009.
